Currently and in the future, Manukau will be unable to compete with some locations in terms of land price.

Our key business locations are

• Auckland Airport:  This location presents Manukau with a unique strategic asset that will continue to drive demand for logistics and commercial activity in the form of support services.
• Wiri:  With demand for large lower valued lots this location is likely to have demand for (non intensified) industrial land and commercial activity.
• Highbrook / East Tamaki:  With a continued drive towards higher valued production this area is likely to attract greater commercial activity as well as high valued niche industrial activity that requires greater amenity.

It is fundamental, given the significant future demand for business land, that Manukau develop a strategy to retain and encourage higher value activity.

Let the rest go: less skilled and low-wage workers will follow, or commute. But it is critical to have a southern sector business land development strategy
